6 simple fall home maintenance tips to help protect your home after another Southern Nevada summer.

If you’ve lived in Las Vegas for even one summer, you know our desert heat doesn’t mess around! Between triple-digit temperatures, intense sunshine, and the occasional monsoon storm, our homes go through quite a bit.

Now that October is winding down and cooler weather is finally making an appearance, it’s the perfect time to check how your home held up.

Not every crack, stain, or worn-out seal is caused by summer weather. But fall offers a great opportunity to catch small concerns before they become bigger, more expensive problems.

Here are six things worth checking around your Las Vegas home this season.

1. Stucco: Are Those Cracks Something to Worry About?

Stucco is common throughout Southern Nevada, but our extreme temperatures and natural building movement can contribute to cracking over time.

Small hairline cracks aren’t always cause for concern. However, widening cracks, diagonal cracking around doors or windows, crumbling stucco, or signs of moisture intrusion deserve closer attention.

What you can do: Walk around your home’s exterior and photograph noticeable cracks. Keep an eye on whether they’re changing. If cracks are growing or accompanied by other signs of damage, consult a qualified professional.

2. Your Roof: Don’t Judge It by the Tiles Alone

Many Las Vegas homes have concrete tile roofs, which are designed to withstand years of sun exposure. But here’s something homeowners may not realize: the tiles aren’t the entire waterproofing system.

The underlayment beneath the tiles plays an important role in keeping water out. Over time, exposure, aging, and weather conditions can contribute to deterioration of roofing materials, even when the tiles appear intact.

What you can do: From the ground, look for broken or displaced tiles, visible damage, or debris blocking drainage areas. Inside, check ceilings for new water stains or discoloration.

Remember, an intact-looking roof isn’t necessarily a leak-free roof. If you suspect a problem, have a qualified roofer evaluate it.

3. HVAC: Your AC Worked Hard. Is Your Heater Ready?

After months of triple-digit temperatures, your air conditioning system deserves a little attention!

Extended operation, dirty filters, and accumulated debris can affect HVAC performance and efficiency. And while heating might be the last thing on your mind after a Las Vegas summer, chilly desert nights aren’t far away.

What you can do: Check your air filter, keep outdoor equipment clear of debris, and schedule professional maintenance as appropriate.

Before the first cold spell, briefly test your heating system using normal thermostat controls. If you notice unusual noises, odors that persist, or poor performance, contact a qualified HVAC professional.

4. Windows and Doors: Small Gaps Can Make a Difference

Our intense sunshine and temperature changes can take a toll on exterior sealants and weatherstripping.

Over time, these materials may crack, harden, or separate, potentially allowing unwanted air movement or moisture intrusion.

What you can do: Check around accessible windows and exterior doors for deteriorated caulking, damaged weatherstripping, or visible gaps.

If you notice persistent fogging or moisture between the panes of double-pane glass, that may indicate a failed insulated-glass seal. Unlike ordinary exterior caulking, this typically requires professional glass evaluation or replacement.

5. Plumbing and Irrigation: Could You Have a Hidden Leak?

Water leaks aren’t always obvious, especially around irrigation systems that have been working through the summer.

Watch for unexplained wet spots, unusually green patches of landscaping, or unexpected increases in your water bill.

Here’s a simple trick: Turn off all water-using fixtures and appliances, including irrigation, and check your water meter. If the meter continues registering water use, you may have an undetected leak that warrants investigation.

Fall is also a good time to adjust your landscape watering schedule. For Las Vegas Valley Water District customers, winter watering restrictions typically begin November 1, allowing watering on one assigned day per week. Check your water provider’s requirements, as schedules can vary by service area.

6. Ceilings and Interior Walls: Pay Attention to Changes

Sometimes, the clues that something needs attention are right above your head.

Ceiling discoloration, peeling paint, bubbling drywall, or musty odors may indicate moisture-related concerns.

Keep in mind that a water stain doesn’t automatically mean there’s an active leak. It could be evidence of a previous issue that has already been repaired.

What you can do: Photograph suspicious areas, watch for changes, and investigate any new or recurring signs of moisture. A qualified professional can help determine whether further evaluation or repairs are needed.
