For Homes Nearing the End of Their One-Year Builder Warranty

As your new home approaches the end of its one-year builder warranty, our Warranty Inspection—also known as a Performance Standards Review (PSR)—offers a final opportunity to identify issues that may have developed since move-in and to hold the builder accountable for repairs before the warranty expires.

Unlike our Pre-Closing PSR, which ensures quality and craftsmanship before you take ownership of a brand-new home, the Warranty PSR focuses on how your home has performed and settled over its first year of occupancy. This inspection is tailored to uncover subtle but important issues that typically arise after a home has been lived in, including:

  • Settlement-related concerns such as cracking in drywall, stucco, or flooring
  • Energy efficiency issues that may affect HVAC performance, insulation, or window seals
  • Wear-and-tear defects in cabinet hardware, doors, finishes, and more
  • First-year maintenance items that could become costly if left unaddressed
  • Cosmetic flaws that were missed or have developed post-closing

Just like our pre-closing PSR, this inspection is based on the minimum licensing requirements for residential construction adopted by the Nevada State Contractors Board. However, our focus at this stage shifts to evaluating how the home has held up to real-world living conditions and whether the builder met their warranty obligations.
