Our inspection services adhere to the standards outlined in the Nevada Administrative Code 645D, specifically NAC 645D.450 and NAC 645D.460 through NAC 645D.580. According to these regulations:
  • Inspection and Reporting: Each inspection is conducted by a certified inspector who prepares a comprehensive inspection report in compliance with the mentioned regulations.
  • Exceeding Standards: Our inspections may go beyond the minimum requirements set by law. We are committed to offering thorough inspections that cover more than just the basics.
To provide you with a clearer understanding of our services:
  • Advanced Scope Inspections: We offer an "Advanced Scope Inspections," which exceeds the standard legal requirements. Rather than overwhelming you with a lengthy list of items, we simply ensure that all accessible fixtures related to the home are reviewed. There are no complex legal disclaimers or limitations; if we can access it, we inspect it.
Scope Limitations: Please note that there are a few exceptions:
  • We do not move furniture or stored items.
  • We do not inspect areas with restricted access, such as openings less than 18 inches by 24 inches.
  • We do not use ladders that extend beyond 12 feet.
  • We do not assess damage to paint finishes.

Our inspections focus on real property, defined as fixtures that are physically attached to or permanently part of the property. While personal property items that can be removed are not included, we inspect appliances such as dishwashers, washers, and dryers as a courtesy.

At Spectrum Inspection Group, we take roof inspections very seriously, using advanced technology to ensure a comprehensive evaluation. We utilize Phantom 3 Professional Drones to conduct a detailed inspection of the roof, providing this service at no additional cost for every home.
 
We recognize that inspecting the roof is a crucial part of our inspection process. In cases where the design of a home in the Las Vegas Valley prevents us from physically accessing the roof, we use drones to overcome these limitations. This approach ensures that we can thoroughly assess the roof, regardless of accessibility issues.
 
Even if our drone inspection reveals no significant issues, we will include clear photographs of the roof in our report. These images serve as a reference point for the roofs condition at the time of the inspection. Should we identify any concerns, we will recommend that a licensed roofing contractor conduct a more detailed review.
 
Our goal is to provide you with the most accurate and thorough inspection possible, ensuring you have all the information you need about your potential new home.
 
Please be advised that we regard the review of the roof as a very important and essential component of the inspection. There are homes in the Las Vegas Valley whose design prevents us from physically traversing the roof. When this situation arises, most home inspectors will advise the client in the report that the inspector's access was impaired and will recommend the roof be further reviewed by a licenced and qualified roofing contractor. Using drones to inspect the roof ensures that we conduct a thorough inspection every time, regardless of accessibility.
 
Conversely, if we review the roof and no adverse conditions are observed, the inspector will still provide photographs of the roof in the report as a benchmark of the roofing condition at the time of the inspection.
We always welcome the opportunity to see agents and buyers on-site during the inspection. Our inspectors are equipped with SentriKeys, allowing them to access most properties independently and prepare for your arrival. Typically, we allocate about one hour per 1,000 square feet of the home.
 
While attending the inspection is optional, it can be quite beneficial. Our detailed reports are designed to be clear and comprehensive on their own, but being present allows you to ask questions and gain immediate insights. We recommend joining us towards the end of the inspection when the inspector has completed the data gathering and is well-acquainted with the home.
 
At the conclusion of the inspection, the inspector will provide a detailed presentation on the home's condition. If you're unable to attend, we're happy to offer this presentation over the phone at your convenience. Additionally, we're available after hours to address any further questions you may have.
 
We strive to make the inspection process as informative and convenient as possible for you.
Once your inspector has completed your report, it will be uploaded to our Report Retrieval System, a third-party software website known as HomeGauge. The report access is password protected and access is only granted to the client (the homebuyer) and the agent representing the client. The listing agent's (or seller’s) agent will be notified via email when we enter the property, but they will not receive any information regarding the report or the home inspection itself.
 
It is important to understand that we do not email our reports. Our reports are available online anywhere where you can gain internet access. Our reports contain too many megabytes of photographs to email and most email servers reject the files. However, Home Gauge does allow you to download your report as a PDF, print your report, or email your report at your discretion. Please note that we do not provide paper copies of inspection reports.
 
Once your inspector has published the report, our system will automatically send the buyer and the buyer's agent an email notification that the report is available for review and download. The email notification will provide the recipient with the login name and password needed to access the report. Some people have spam blockers and firewall features that may prevent this notification from going through. If you did not receive an email notification from us within 24 hours of your inspections, please call our office to obtain your login name and entry code.
 
It is important to remember that we only maintain the reports on our server for up to six years. We recommend that you download a copy of the report to your primary computer to retain your personal copy.

Yes, we do conduct new home inspections, which are also known as Performance Standards Reviews (PSR). These inspections are distinct from our residential resale inspections, which focus primarily on the condition and functionality of a home.
 
A new home inspection encompasses not only an assessment of the property's condition and functionality but also ensures that the home meets the minimum workmanship and craftsmanship standards required by Nevada State regulations. We use the RS Means Residential and Light Construction Performance Manual and the Nevada State Contractors Board Residential Construction Performance Guideline to evaluate conformity to these standards.
 
It's a common misconception that a new home, having been reviewed by a municipal inspector, is free from significant issues. However, relying solely on this assumption can be costly. For example, our inspections frequently uncover issues such as insufficient attic insulation, low air conditioner refrigerant levels, and improperly installed roof trusses problems that can lead to higher energy costs and other concerns for the homeowner. We often find between 60 and 120 builder responsibility issues during a typical PSR inspection, including problems like warped cabinet doors, uneven grout lines, and reversed Low-E windows.
 
Although a PSR inspection costs slightly more per square foot than a standard Advanced Scope Inspection, it provides a more comprehensive review. If you're interested in a PSR, please contact our office for a quote and to schedule the inspection. This type of inspection is typically conducted when the home is in the condition the builder intends to deliver to the buyer and is sometimes referred to as a fit-and-finish inspection.
 
Please note that some builders may restrict access for independent inspections until the property title is transferred. However, with nearly 30 years of experience in the Las Vegas Valley, Spectrum Inspection Group is well-regarded by local builders, and our licensing and insurance generally meet their approval criteria. If your builder offers a one-year bumper-to-bumper warranty, you can use our inspection report to address any performance standards issues with their warranty department.
 
The standards any state-licenced contractor is required to observe are promulgated by industry standards, where we utilise the RS Means Residential and Light Construction Performance Manual for reference. We also utilise the Nevada State Contractors Board Residential Construction Performance Guideline manual as a reference for assessing conformity to the applicable minimum standards.
 
Many consumers mistakenly believe that because the home is new and has been reviewed by a municipal inspector, nothing of any significance could be amiss with the home. This is generally a costly assumption. Skilled labour is a very loosely used term in Las Vegas Valley construction and, with many home builders, supervisory oversight is often lacking. Many times, our inspections will reveal the installed attic insulation to be less than the minimum required R-30 value. Many times, air conditioner refrigerant levels are found to be low. Just these two issues alone can equate to thousands of dollars in higher energy costs for the homeowner in just one year. (We have inspected many new homes where the attic area was found to be devoid of insulation.)
 
Finding damaged roof trusses is also a very common issue in Las Vegas Valley homes. Improperly installed carpet seams, warped cabinet doors, improperly spaced grout lines, improper painting, visible wall and ceiling joints, and reversed or missing Low-E windows are but a few of the issues typically found in the course of our PSR inspections. An average PSR inspection will typically reveal anywhere between 60 and 120 builder responsibility issues.
 
A PSR inspection costs a few cents more per square foot, but the level of the review that is provided is nearly twice the depth of an Advanced Scope Inspection. If you desire this type of inspection, you must call our office for a price quote and scheduling. We perform the PSR inspection when it is in the condition the builder intends to convey the property to the buyer. Some people know this inspection as a fit-and-finish inspection.
 
Be advised: Some builders do not allow an independent inspector to be on the property as long as the builder owns the property and will not allow us access until title transfer occurs. However, most builders are familiar with our services after over 23 years of Spectrum Inspection Group, Inc. performing PSRs in the Las Vegas Valley, and our licencing and insurance generally meet the requirements that most builders have for approval of an independent inspection. You should also know that you do not lose any rights to have performance standards issues corrected in a timely manner if the builder offers a one-year bumper-to-bumber warranty, as you can submit our inspection report to your warranty claims department.
At Spectrum Inspection Group, we prioritize maintaining objectivity and transparency in our home inspections. To avoid any conflict of interest, we do not provide referrals to specific contractors for repairs or further reviews. This policy ensures that our inspectors remain unbiased and focused solely on serving your best interests.
 
To find a reliable contractor for addressing issues identified in our report, we suggest the following:
  • Consult Your Real Estate Agent: Many agents have established relationships with trusted contractors and vendors. They can often recommend professionals who are known for their reliability and value.
  • Check the Better Business Bureau (BBB) of Southern Nevada: The BBB provides information on businesses and their reputations. While they record information on both accredited and non-accredited companies, we recommend focusing on those with BBB accreditation.
  • Verify Licensing and Qualifications: Ensure that any contractor you consider is licensed and qualified. You can verify a contractors licensing status through the Nevada State Contractors Board.
  • By following these steps, you can find a reputable contractor to assist with any necessary repairs or reviews, ensuring quality work and peace of mind.
  • One of the ways that we make your home inspection more valuable is by remaining objective. We do not have any arrangements or understandings with any contractors. This allows our inspectors to remain focused on the best interests of you, our client. We view the appearance or possible perception of an impropriety as an impropriety.
  • If you need a contractor to perform a further review or address issues in conjunction with a report we have published, we recommend the following:
  • Contact your agent for a reference. Generally, many real estate agents have a list of contractors and vendors that they have used in the past and who they know to be reliable and cost-effective.
  • Contact the Better Business Bureau of Southern Nevada. The Better Business Bureau is an invitation-only organisation. Although they will keep records of non-member companies, it is best to find a BBB-accredited business.
 
We always recommend that, no matter where you receive the reference, you use only licenced and qualified contractors. The licensing status of any company you are considering should always be verified by contacting the Nevada State Contractors Board.
While we understand that choosing a home warranty company can be challenging due to the significant differences in coverage and service among various providers, we are unable to recommend any specific company to avoid potential conflicts of interest.
 
Instead, we encourage you to conduct thorough research to find the best option for your needs. Consult your real estate agent for brochures from multiple home warranty companies to compare their coverage, costs, deductibles, and service options.
 
Our commitment to you extends beyond the delivery of your inspection report. If you encounter issues with a home warranty company denying a claim for something covered under their policy due to a pre-existing condition, please let us know. We can provide additional support with field notes from your inspection that may help with your claim.
 
Remember, a home warranty is a type of insurance, and if a warranty company unjustly denies a legitimate claim, you have recourse. The Nevada Department of Insurance addresses complaints against insurance carriers who fail to honor their policies. You can submit a complaint through their website if needed.
 
It is important for you to understand that our commitment to you does not end when you receive our inspection report. If a home warranty company refuses to repair something that is covered by the policy because they have a pre-existing issue that nullifies your claim, we want to know about it. In addition to the information contained in your inspection report, the inspector has field notes regarding the property condition that can support your claim.
 
Understand that a home warranty is a type of insurance policy, and if the home warranty company continues to deny a legitimate claim, you do have recourse. The State of Nevada Department of Insurance takes a very dim view of insurance carriers who fail to honour their policies. You can submit a complaint against the insurance carrier by going to the Nevada Department of Insurance web site.
